New homes planned in Dagenham to replace garages deemed too small for ‘modern cars’

A developer wants to replace the “insufficiently large enough” garages with three homes, reports Nick Clark, Local Democracy Reporter

A property developer is seeking permission to demolish a block of garages in Dagenham and replace them with “distinctive” private housing.

Secureland Development Ltd wants to build the three houses at Rainham Road South.

Plans submitted to Barking and Dagenham Council say the new homes have been “designed to be a distinctive presence in the streetscene”.

The garages are behind a three-storey block of terraced flats at 433-453 Rainham Road South, and next to a row of two-storey houses in Bury Road.

A planning statement submitted to the council on behalf of Secureland says the garages “are used for private storage, being insufficiently large enough to store modern day cars”.

Secureland wants to replace them with a two-storey maisonette and a bungalow.

It says the two-storey building would contain two homes, with a one-bedroom apartment on the ground floor and a two-bed flat above.

It would also have a “private roof terrace” with a screen to block views into 433-457 Rainham Road.

The bungalow will have two bedrooms for up to four people. Both it and the ground floor flat would have private gardens.

The planning statement says the proposed new building is “designed to be distinctive” but of a similar height to the houses in Bury Road.

It says: “The adjacent terrace comprises of four houses, each with a
different façade treatment, comprising variously […] dashed render, painted render, painted brick, painted stucco relief.”

The statement says there is no single architectural style in the area to follow, adding: “We have therefore adopted a strong, but subtle brick, Balmoral Blend, with areas of detailed relief, designed to create visual interest”.

It also says that the new building is “significantly lower” than a hedge in 15 Bury Road’s garden, which currently screens views from the flats in Rainham Road.

Secureland submitted its planning application last Thursday (11th). It can be viewed and commented on via the council’s planning website using reference number 26/00177/FULL.
